Creating an Apartment Cleaning Scope of Work

Competition for tenants has never been more challenging and having an effective apartment cleaning plan is an essential piece to retain & attract new tenants for your apartment building. No one wants to live in an apartment building that consistently has spills, dust, and dirt left around the various common areas.

When finding a cleaning company to service your apartment building you might expect that this process entails; showing each company your building, getting their bids, selecting the most attractive bid, and sending them off to recurringly clean your building. Yes, this is ideally how it should work. However, the better way to approach this process is to create your own Scope of Work ahead of time before going out to get bids from cleaning companies.

Why create your own Scope of Work?

If you choose to not create your own cleaning Scope of Work, then each company you get a bid from will be creating their own Scope of Work based off the conversation you both had and what they saw in your building. This can very easily lead to inconsistent bids, pricing, and service.

So, if you want to put yourself and the apartment building you manage in the best position for success with your next cleaning service provider then it is recommended that you create your own Scope of Work.

The Cleaning Scope of Work Example

Putting together a cleaning Scope of Work may seem like a daunting task, especially if you have never done it before. But it really is not difficult and shouldn’t take over just a few minutes! Below is an example of a cleaning Scope of Work for an apartment building that requires service 3x per week:

Carpet Cleaning

Additionally, depending on the size of your apartment building, volume of traffic, and budget, you should note somewhere in your Scope of Work the frequency you would like the carpets cleaning. Usually you should aim to have the hallways, stairwells, and amenity rooms at your apartment building carpeted cleaned 1x per year.
